OFFICE SPACE TO LEASE/RENT - CHANCERY - REQUEST FOR PROPOSAL

The Embassy of Brazil in New Zealand is looking for a property in Wellington CBD for its Chancery’s office.
2. Listed below are the desired characteristics of the property, as well as some clauses that must be included in the rental contract for the one chosen:
a. Location: Wellington CBD;
b. Type of property: office space in a building with two garage parking space and intemal security control, and minimum of 80% NBS;
c. Dimensions: between 450sqm and 750sqm;
d. Internal requirements: open plan office space, small kitchen, two garage parking space, easy access for disable, men and women bathrooms;
e. Minimum lease period: 05 years;
f. Maximum annual rental price (two parking spaces and operating expenses inclusive): NZD596,315.00, GST included.
3. Before the contract is signed, the property must undergo an inspection, to be carried out by a qualified professional. He/ She must prepare a report on its characteristics, facilities, maintenance conditions and state bf conservation, as well as prove that it meets minimum of 80% NBS, and the legal and physical New Zealand requirements as per the country's legislation.
4. The contract will be signed between the owner or his legal representative and the Brazilian Government, represented by the Ambassador in New Zealand. In addition to the usual provisions, the contract must include the following clauses:
a. Diplomatic clause, which exempts the lessee from a contractual fine in the event of suspension or termination of diplomatic relations between Brazil and New Zealand;
b. Termination clause, which exempts the lessee from a contractual fine in the event of the closure of the BrazilianEmbassy in New Zealand;
c. Provision for the immediate termination of the contract, at no cost to the lessee, in the event of any failures or damages occurring in the rented property, preventing or impairing its occupation by the lessee;
d. If aplicable, the full reimbursement of the security deposit - or its use to pay off unexpired rental periods - at the end of the occupation, if there is no damage to the property or its furniture, in addition to those caused by natural wear and tear.
5. Companies who wish to present properties under the conditions stipulated in paragraph2 (paragraphs "a" to "f') and agree to include in the lease contract the clauses mentioned in paragraph 4 (paragraphs "a" to "d") must submit proposals, no later than 9th December 2022, to the electronic address “brasemb.wellington@itamaralv.gov.br”, care of “Administration – Chancery Lease Proposal”.
