1.The Embassy of Brazil in Austria is looking for a property in Vienna to serve as the official residence for His Excellency, the Ambassador.
2.Listed below are the desired characteristics of the property, as well as some clauses that must be included in the rental contract for the one chosen.
a. location: Vienna, districts 1010 or 1040;
b. type of property: partially or furnished apartment or house;
c. dimensions: between 300m2 and 450m2 of total area;
d. accommodations: kitchen, pantry, 01 large living room, 01 intimate living room / office, 03 bedrooms (at least 02 of which are suites), 03 bathrooms in total, laundry area with bathroom for employees, air conditioning, garage space for two cars and guest parking;
e. minimum lease period: 02 years;
f. maximum monthly rental price: EUR 9,000.00.
3.Before the contract is signed, the property must undergo an inspection, to be carried out by a qualified professional. He/ She must prepare a report on its characteristics, facilities, maintenance conditions and state of conservation, as well as prove that it meets the legal and physical requirements as per the country's legislation.
4.The contract will be signed between the owner or his legal representative and the Brazilian Government, represented by the Ambassador in Austria. In addition to the usual provisions, the contract must include the following clauses:
- diplomatic clause, which exempts the lessee from a contractual fine in the event of suspension or termination of diplomatic relations between Brazil and Austria;
- termination clause, which exempts the lessee from a contractual fine in the event of the closure of the BrazilianEmbassy in Saint Lucia
- provision for the immediate termination of the contract, at no cost to the lessee, in the event of any failures or damages occurring in the rented property, preventing or impairing its occupation by the lessee;
- the full reimbursement of the security deposit - or its use to pay off unexpired rental periods - at the end of the occupation, if there is no damage to the property or its furniture, in addition to those caused by natural wear and tear.
5. Companies who wish to present properties under the conditions stipulated in paragraph 2 (paragraphs "a" to "f') and agree to include in the lease contract the clauses mentioned in paragraph 4 (paragraphs "a" to "d") must submit proposals no later than 4th of May, to the electronic address brasemb.viena@itamaraty.gov.br and administ.viena@itamaraty.gov.br.
