TENDER INVITATION No. 4/2024
1. The Embassy of Brazil in Tel Aviv is looking for a property in the Tel Aviv area to serve as its Chancery.
2. Listed below are the desired characteristics of the property:
a. location: Tel Aviv área, close to public transportation;
b. type of property: office area (758 m2 – 1.046 m2) in a commercial building, with air-conditioning, security, lifts, garage or covered parking area, power backup, fire fighting system, reception lobby, accessibility for persons with disabilities, and toilets. Ideally, the property should also include: separate entrances to staff and visitors and cleaning services.
c. the area must include: at least 15 offices; at least 3 meeting rooms; two diferent entrances and reception areas; mamad with exclusive access; and private and public bathrooms;
d. lease period: 5 years.
3. Before the contract is signed, the property must undergo an inspection to be carried out by a certified professional. He/She must prepare a report on the property’s characteristics, facilities, amenities, maintenance conditions and state of conservation, as well as prove that it meets the legal and physical requirements as per the national Israeli legislation.
4. The contract shall be signed between the owner of the property or his legal representative and the Brazilian Government, represented by the Embassy of Brazil in Israel. In addition to the usual provisions, the contract must include the following clauses:
a.diplomatic clause, which allows the contract to be terminated by the lessee at any time, without payment of any fees, only in the event of suspension or termination of diplomatic relations between Brazil and Israel;
a.provision for the immediate termination of the contract, at no cost to the lessee, in the event of any failures or damages occurring in the rented property, preventing or impairing its occupation by the lessee;
- the full reimbursement of the security deposit — or its use to pay off unexpired rental periods — at the end of the occupation, upon either the termination of the contract or any of the hypotheses mentioned above, if there is no damage to the property or its furniture other than those caused by natural wear and tear.
5. Property owners, or representatives appointed by them, who wish to present properties under the conditions stipulated in paragraph 2 above and who agree to include in the lease contract the clauses mentioned in paragraph 4 above must submit proposals to the electronic address administ.telaviv@itamaraty.gov.br until February 15th 2024. At its own discretion, the Embassy may choose to accept late proposals received after such date, but this tender process may also be terminated on said date in case an ideal property has been submitted by then.
