1. The Embassy of Brazil in Dublin is looking to rent a new space for its offices. Listed below are the desired characteristics of the property:
a. location: Dublin central area, especially zones 1, 2 and 4;
b. type of property and dimensions: office space between 5000 and 8000 sq. ft., unfurnished, with at least two separate entries, one for the Embassy and other for the consular section (preferably, the consular section should have an exclusive/independent entrance for the public); the total office space should be contiguous or, if not, divided in no more than two separate areas/floors.
c. other requirements: besides office spaces, the rented area should include a reception, a meeting room, a deposit, a kitchen and an area for the public at the consular section; the property must also have garage/parking space for at least two cars (preferably more);
d. lease period: 08 to 15 years;
f. maximum rental price: 58.00 euros per sq. ft. per year
2. Before the lease agreement is signed, the premisses must undergo an inspection, to be carried out by a qualified professional, who will prepare a report on the property’s characteristics, facilities, maintenance conditions and state of conservation. The report must also state that the property meets legal, physical, and safety requirements that allow it to be leased, according to Ireland’s legislation.
3. The contract will be signed between the owner (or his/her legal representative) and the Brazilian Government, represented by the Ambassador (or chargé d’affairs) in Ireland. In addition to the usual provisions, the lease agreement should include the following clauses:
a. diplomatic clause, which exempts the lessee from a contractual fine in the event of suspension or severance of diplomatic relations between Brazil and Ireland;
b. termination clause, which exempts the lessee from a contractual fine in the event of the closure of the Brazilian Embassy in Ireland;
c. provision for the immediate termination of the contract, at no cost to the lessee, in the event of any failures or damages occurring in the rented property, preventing or impairing its occupation by the lessee;
d. the full reimbursement of the security deposit – or - or its use to pay off expired rental periods – at the end of the occupation, if there is no damage to the property or its furniture, in addition to those caused by natural wear and tear.
