Public tender - official residence

The Consulate-General of Brazil in Sydney is assessing properties in the city to serve as the official residence for the Consul-General and his family.

2. Listed below are the desired characteristics of the property:

a)       location: within 10 km from the Consulate-General Office (located at 45 Clarence St), including the following areas: Darlinghurst, Barangaroo, The Rocks, Potts Point, Birchgrove, Lavender Bay, Darling Point, Vaucluse, Mosman, Balmoral, Rushcutters Bay, Elizabeth Bay, Rose Bay, Kirribilli, Woolloomooloo, and Milsons Point.

b)      type of property: unfurnished apartment or house; c. area: from 250 to 400 sq meters indoors, including balcony and terraces;

c)       rooms (internal requirements): kitchen, 1 living room, 1 dining room, 1 small living room / office, at least 3 bedrooms (at least 2 of which are en suite), laundry area with bathroom, air conditioning, storage spaces, covered garage space for two cars and guest parking; 

d)      price: ideally between AU$ 4000 and 4500 per week; and

e)      minimum lease period: 5 years;

3. Before the contract is signed, the property must undergo an in person evaluation, enabling a report on its characteristics, facilities, maintenance conditions and state of conservation.

4. The contract will be signed between the owner or his legal representative and the Brazilian Government, represented by the Consulate-General. Along with the usual provisions, the contract is to include additional clauses, such as but not limited to:

a)       diplomatic clause, which exempts the tenant from a contractual fine should the contract be terminated due to the suspension or termination of diplomatic relations between Brazil and Australia; and

b)      termination clause, which exempts the tenant from a contractual fine should the contract be terminated due to the closure of the Brazilian Consulate-General in Sydney;

5. Companies wishing to present for consideration properties under the conditions above should submit detailed proposals no later than September 9th, 2022, to the email: administ.sydney@itamaraty.gov.br.
