The Permanent Delegation of Brazil to UNESCO is looking for a property in Paris to serve as office.
Listed below are the desired characteristics of the property, as well as some clauses that must be included in the rental contract for the one chosen.
a. location: 15 ème or 7 ème arrondissement;
b. type of property: unfurnished or furnished office ;
c. dimensions: between 210 and 345 m2 indoors;
d. no internal requirements ;
e. minimum lease period: 03 years;
f. maximum monthly rental price: EUR $ 20,000.00.
Before the contract is signed, the proper{r must undergo an inspection, to be carried out by a qualified professional. He/ She must prepare a report on its characteristics, facilities, maintenance conditions and state of conservation, as well as prove that it meets the legal and physical Sg.quirements as per the country's legislation:
The contract will be signed between the owner or his legal representative and the Brazilian Government, represented by the Permanent Delegate to UNESCO. In addition to the usual provisions, the contract must include the following clauses:
a. diplomatic clause, which exempts the lessee from a contractual fine in the event of suspension or termination of diplomatic relations between Brazil and UNESCO;
b. termination clause, which exempts the lessee from a contractual fine in the event of the closure of the Brazilian Delegation to UNESCO;
c. provision for the immediate termination of the contract, at no cost to the lessee, in the event of any failures or damages occurring in the rented property, preventing or impairing its occupation by the lessee;
d. the full reimbursement of the security deposit - or its use to pay off unexpired rental periods - at the end of the occupation, if there is no damage to the property, in addition to those caused by natural wear and tear.
Companies who wish to present properties under the conditions stipulated in paragraph 2 (paragraphs "a" to "f') and agree to include in the lease contract the clauses mentioned in paragraph 4 (paragraphs "a" to "d") must submit proposals no later than 31st May 2023, to the electronic address admin.brasunesco@itamaralv.gov.br.
